Architectural Control Board Approval 

As much as we enjoy seeing well-maintained homes and improvements being made in our community, we want to remind you of the necessity of obtaining approval from the Architectural Control Board. Guidelines are put into place in order to maintain consistency throughout the neighborhood which enhances the overall appearance of residences and helps retain the market value of our homes. As a rule, any work outside your residence that alters its appearance in any way requires prior ACC approval.

In general, some of the projects you would need approval for would include any exterior remodeling or additions, fences, pools, roofs, change of house color, patio additions, etc. To be absolutely sure you are meeting the guidelines of Summerfield, please contact Brittany Austin, MASC Austin Properties, Inc., at 713-776-1771, before beginning any projects. She will be happy to clarify the necessary steps you should take.


Trash Reminder and Information
We ask residents to please reframe from putting out trash cans/bags or any garbage to be placed at the curb before 6 p.m. the night before pickup.

If you have a yard crew, please inform them to place the bags of clippings behind your fence if they service your lawn before trash day. HEAVY TRASH DAY IS SATURDAY!  Also, please do not leave trash cans at the curb after pick up. This is not only unsightly, but against Deed Restrictions.

Curbside Recycling Guidelines
Curbside recycling is included in your community’s solid waste management services. Each residence will be provided with an eighteen-gallon plastic recycling bin. Recyclable items may be commingled in the bin, and sorting will be done at the truck and the recycling center, Please set your bin within five feet of your curb by 7:00 A.M. to assure service.

Host Your Next Party At The Clubhouse
Birthdays, Graduation Parties or Baby/Bridal Showers - we've got you covered!  You always have a place to host your upcoming party at Summerfield. Reservations to use the Clubhouse must be made through the office of MASC Austin Properties, Inc. between the hours of 9:00 AM and 5:00 PM, Monday through Friday at 945 Eldridge Road, Sugar Land, TX 77478 (phone 713-776-1771). ​Click here for the Clubhouse Rules and Rental Agreement.

Reservations are not firm until a refundable $200 cash security deposit is made. Rentals up to 4-hours will be charged a $50.00 non-refundable usage fee. Any rental over the 4-hour limit will be charged a $100 non-refundable usage fee. Set up and clean-up must be included within the time frame requested. The resident reserving the Clubhouse must be 21 years of age or older, and must be in good financial standing with the Summerfield Estates Homeowner’s Association, Inc. No Parking Zones
We ask all residents to please observe the No Parking Zones throughout Summerfield. This is especially important during school hours. Remember, you are not allowed to park on the street and walk to school. Vehicles parked in No Parking Zones will be ticketed and possibly towed away. We also remind all drivers to observe the speed zones, especially near the schools. Pay special attention to children walking to and from school or riding bikes. Always obey the crossing guards.


Pet Owner Responsibilities

Another recurring problem we seem to have is the failure of pet owners to take responsibility for their pets. This topic has been addressed several times in the past, but some residents seem to think they are exempt from following the rules. The State of Texas and Fort Bend County have a leash law. When outside a private property, pets are required to be on a leash. This not only protects other residents, but it protects your pets as well. Also, pet owners are responsible for removing any pet waste from others’ property. When pet poops, you scoop! Showing respect for others goes a long way toward nurturing healthy relationships with your neighbors!

​​Driveway and Sidewalk Repair

For those homeowners who need driveway or sidewalk repair, we wish to remind you that these repairs are not the responsibility of the M.U.D. District. It is the responsibility of the homeowner. We recommend that you contact Concrete Raising Corporation at 713-991-1777 or go to: www.crc-houston.com.


Fireworks

Please remember that, although fireworks are not illegal outside the city limits, it is extremely important that you practice safety measures when using fireworks. Also, please be considerate of your neighbors. Don’t use fireworks late at night or early in the morning. Please make sure you clean up all debris when you finish. The safest measure of all, of course is to attend a public fireworks display and enjoy all the thrills without the danger! However you choose to celebrate, always keep safety first on your list.
